French Real Estate in 2026: DPE – A Reprieve for Many Property Owners

Paris, France – The French real estate sector is on the brink of a significant transformation in 2026, with an important reform in energy efficiency inter alia.

A new regulation, most notably concerning the Energy Performance Diagnosis (DPE) is placing environmental considerations at the very heart of the nation’s housing and construction landscape.

A major overhaul of the Energy Performance Diagnosis (DPE) is at the forefront of these changes.

This mandatory certificate, which grades a property’s energy consumption on a scale from A to G, will see a significant recalibration of its calculation method from January 1, 2026. The primary energy coefficient for electricity is being lowered from 2.3 to 1.9, a technical adjustment that acknowledges the lower carbon footprint of France’s energy mix, which is heavily reliant on nuclear and renewable sources. This change is expected to benefit an estimated 850,000 to 7 million homes, particularly those with electric heating, by improving their energy rating without the need for immediate renovation work.

This reform offers a reprieve for many property owners, as homes with lower DPE ratings face increasing restrictions. Since 2025, properties rated ‘G’ have been banned from the rental market, with ‘F’ rated homes to follow in 2028 and ‘E’ rated properties in 2034. The 2026 DPE adjustment will reclassify many properties, moving them out of the « energy sieve » categories and temporarily easing the pressure on landlords to undertake costly renovations.

For real estate professionals and investors, 2026 will be a pivotal year. A property’s energy performance is no longer a secondary consideration but a critical factor influencing its value and rental potential. The demand for energy-efficient homes is on the rise, with a noticeable price premium for properties with high DPE ratings.
